Tip: Keep Landscaping Water Away from the Asphalt Parking Lot
If your commercial building has landscaping that butts up to its parking lot, then it is important to keep the sprinklers from routinely spraying water on the asphalt. The daily watering of the asphalt from the sprinklers will cause it to prematurely degrade and crumble.
If your sprinklers water during times when you are not onsite, then make a point of visiting while they are running to verify that they are not watering your parking lot. If you find wet asphalt, then angle the sprinkler heads away from the parking lot. This will ensure that your asphalt is protected from damage. Additionally, it will spray all of the water on your landscaping where it is needed.
Tip: Route All Storm Water Away from the Asphalt Parking Lot
A continual stream of rainwater flowing across any area of your parking lot will eventually damage the asphalt. For this reason, you need to route all storm water away from your parking lot.
For example, if you have downspouts along your building's rain gutter system that are draining onto the asphalt, then they should be rerouted to drain into your landscaping or a sump drain. Additionally, if storm water runs down the side of your landscaping and onto the parking lot, then drains should be dug to reroute the water back onto the landscaping.

If your business is located in an area where it snows in the winter, then you need to be proactive about removing ice and snow from the parking lot. Melting snow and ice will cause standing water that will seep into the asphalt and will lead to future cracks and potholes.
Tip: Have Any Ruts, Dips, or Potholes Professionally Repaired and Sealcoat Regularly
Since your asphalt parking lot will take a fair amount of abuse from your customers, it needs to be inspected and repaired every year by a licensed paving contractor. Once repaired, then the parking lot must be sealcoated to proactively protect it from damage caused by motor oil, sunshine, and water.
